Remote 10-20-2020 PB Meeting

5 PORTLAND STREET

To Residents and Property Owners: The Portland Planning Board will hold a REMOTE workshop to consider an application by Preble Street Resource Center for a conditional use application pursuant to Section 14-474 of the Land Use Code to facilitate the conversion of 7,378 square feet of interior space at 5 Portland Street for use as an emergency shelter. The subject property is zoned B-3. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov. Please refer to the document, Guide to Public Participation in the Planning Board Process, for revised procedures for public comment which can be found at http://www.portlandmaine.gov/551/Development-Review.

To Residents and Property Owners: West End, LLC., has submitted a zoning map and text amendment application to dissolve Conditional zoning Agreement C-57, which currently encumbers 32 Thomas Street, and to amend Sec. 14-103 of the Land Use Code to reduce the minimum lot area per dwelling unit requirements for residential conversions of three units more for nonresidential structures built prior to January 1, 1984 within the R-4 conditional use standards. This application will be before the Planning Board as a workshop item at its October 20, 2020 meeting. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting. 1006 CONGRESS STREET

To Residents and Property Owners: The Planning Board will hold a REMOTE public hearing to consider a site plan amendment to revise the proposed building at 1006 Congress Street by eliminating the first-floor cafe and market space and constructing seven additional residential units in this space for a total of sixteen units. The subject property is 19,793 square feet in size and is zoned B-2. This project was originally approved by the Planning Board at its April 10, 2019 meeting under application PL-000444-2018. Public comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov.
