32 PLEASANT STREET

To Residents and Property Owners: The Portland Planning Board will hold a public hearing to consider a plan by 32 Pleasant Street, LLC., for interior renovations to create three new dwelling units at 32 Pleasant Street. The subject property is 4,486 square feet in size and is zoned B-3. Public Comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov. To Residents and Property Owners: The Portland Planning Board will hold a public hearing to consider a plan by EssexNorth Portland, LLC. for the development of a four-story, 20,325 square foot mixed-use building with 24 residential units and ground-floor commercial uses at 7 India Street. The subject property is 7,196 square feet in size, is located in the India Street Form-Based Code Zone, and is subject to the City’s Subdivision, Inclusionary Zoning Conditional Use and Traffic Movement Permit standards. The property is located within the R-5 zone and the overall development is in both the R-5 and R-3 zones. Public Comments will be taken at this meeting. MUNJOY HILL HISTORIC DISTRICT

To Property Owners Within and Abutting the Proposed Munjoy Hill Historic District:  The Planning Board will hold a public hearing on a recommendation of the Historic Preservation Board to designate the area as a local historic district.  The Planning Board’s public hearing follows two  workshops on the proposal. Following the public hearing and Board deliberations, the Planning Board will be voting on a recommendation regarding designation to be forwarded to the City Council.  The City Council has the final authority to designate a local historic district.  Public comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov

The meeting will be held:  Tuesday, March 10, 2020, 6:15 p.m., (this item is the 2nd item on the evening agenda), Council Chambers, 2nd Floor, City Hall
