Munjoy Hill Planning

In December 2017, the City Council approved a moratorium on demolition on Munjoy Hill for six months, in order to allow time for evaluation of the existing zoning and land use tools and propose changes based on staff analysis. At the same time, interim zoning was put into place to govern development during the moratorium.  Meanwhile, the R-6 zoning City-wide in being evaluated for possible changes to the 2015 ordinance (2015 R-6 Zone).

There were two public listening sessions as part of this process.

In 2018, the City Council adopted a new Munjoy Hill Neighborhood Conservation Overlay District to govern development going forward. (Click here for a presentation on the process and proposed changes). The Overlay District adds new design standards and a demolition review process to the R-6 base zoning going forward.
