513 WASHINGTON AVENUE

To residents and property owners: East Deering Properties LLC and Rockprop LLC have submitted a Level II Site Plan application to facilitate the development of a new 2,643 square foot automobile repair facility at 513 Washington Avenue. The new building would replace an existing building currently located on the subject property, which is 21,192 square feet in size and is zoned B-2.  In accordance with the Portland Land Use Ordinance, notices of receipt of a Level II Site Plan application must be sent to property owners located within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). This application will be reviewed administratively by City Staff. This is the only notice you will receive.  A project and plan summary is available for viewing on the Citizen Self Service Portal (https://egweb.portlandmaine.gov/energovprod/selfservice), by referencing Plan Number PL-001023-2020. To residents and property owners: Seventy-Five State Street has submitted a Level I Site Alteration application to facilitate a new entry drive-up canopy, the creation of new outdoor space, and associated site improvements at 75 State Street. The subject property is 91,205 square feet in size and is zoned R-6. In accordance with the Portland Land Use Ordinance, notices of receipt of a Level I Site Alteration application must be sent to property owners located within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). This application will be reviewed administratively by City Staff. The subject property is 29,504 square feet in size and is zoned R-6 and R-7. In accordance with the Portland Land Use Ordinance, notices of receipt of a Level I Site Alteration application must be sent to property owners located within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). This application will be reviewed administratively by City Staff.
