46 Free Street

To residents and property owners: 40 Free Street, LLC has submitted a Level 3 subdivision/site plan application and associated conditional use applications for a mixed-use project at 40-42 Free Street. A six-story building with a ground floor area of 9,685 sf on an existing parking lot. Five (5) retail units with 7,564 sf of floor area are proposed fronting on Free Street. Fifty-one (51) residential units (total floor area of 50,999 sf) are proposed on the upper floors with 37 one-bedroom and 14 two-bedroom units. Both structured and surface parking are proposed with access from Center and Cross Streets. The 16,863 sf lot is located in the B-3 zone, the Downtown Entertainment Overlay Zone, and within an Historic District. The application is subject to review under Portland's subdivision, site plan, conditional use standards for a surface parking lot, inclusionary zoning conditional use, and historic preservation standards. 

In accordance with the Portland Land Use Ordinance, notices of receipt of a Level 3: Site Plan application must be sent to property owners within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings.
